Phase I ESA
A Phase I ESA identifies the environmental concerns associated with a property. All BCA Phase I ESAs meet All Appropriate Inquiry requirements, assuring maximum liability protection for the User.
Phase II ESA
A Phase II ESA evaluates the environmental concerns identified in a Phase I by collecting and analyzing samples (e.g. soil, groundwater, air, etc.) from the property. Analytical results from the sampling is used to develop a report which outlines the findings of the investigation. This report is often used to define some terms of a property transaction. BCA develops cost effective Scopes of Work for Phase II ESAs which clearly identify a property’s environmental condition(s). BCA also develops remedial strategies for our clients that reduce or eliminate environmental liabilities associated with a contaminated property, if necessary.
Asbestos and Lead
Asbestos and Lead surveys identify, locate, and quantify asbestos and lead containing materials on a property. BCA can assist a client by developing abatement and monitoring plans if asbestos and/or lead is found on the site.
